We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.
Required:
· At least 1-year customer service working experience in Canada
· Class 5 drivers’ license
Preferred
Any experience managing a portfolio of residential properties. A comprehensive working knowledge of the Alberta Residential Tenancies Act. General
Supervision of contract service providers. Preparation of thorough monthly reports. Rent payment follow up Maintaining regular, clear, and appropriate communication with tenants. Open house showings Drive to sites Financial
Review and approval of monthly financial statements, rent rolls, and revenue reports. Oversight of day-to-day operating expenditures for the properties. Collection of rents and arrears, including initiating legal action when required. Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy. Maintenance
Preparation of appropriate preventive maintenance plans for assigned properties. Monitoring and supervision of site staff for unit turnovers and routine maintenance activities. Ensuring all properties are in compliance with local building and safety codes. Sourcing appropriate third-party vendors to provide services to the property as required. Conduct regular inspections of the properties to ensure first-class operations are maintained. Plan and recommend capital improvements that may be required. Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur. The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
